Terms and Conditions of Booking Agreement

Please read carefully before signing.

By signing below, you (“the Guest”) agree that these Terms and Conditions apply to everyone staying or visiting the apartment and facilities with your permission. If no signature is provided, your stay constitutes acceptance of these Terms and Conditions.

1. Deposits & Payments

- Non-Refundable rates are charged in full at booking.

- Flexible rates require a 30% deposit, with final payment due 14 or 28 days before arrival as specified.

- Payments accepted by bank deposit or credit card only; no cash. Credit cards incur a surcharge. If you would like further information about this, please ask. Cardholder ID and card must be presented at check-in.

2. Check-In & Check-Out

- Check-in from 2:00 pm; check-out by 10:00 am.

- Only guests listed on the booking may stay overnight.

- No refunds for early departure.

- Late check-out requests require advance notice; fees may apply.

3. Cancellations & Changes

Refer to the cancellation policy for all changes, cancellations, or transfers.

4. Accessibility

The property is a 3-storey walk-up with no lifts. Ground floor apartments also require stairs. Please discuss accessibility needs prior to arrival.

5. Damage & Cleaning

Guests are responsible for damage or loss and must report it. Extra cleaning fees apply for untidy apartments or indoor smoking. Items used outside must be returned or charges apply.

6. Linen & Towels

Fresh linen and towels provided. Charges apply for damaged or missing items.

7. Conduct & Rules

Apartments must not be used unlawfully. Pool rules apply; children 12 and under must be supervised by an adult. No pets unless required by law.

8. Parking

One vehicle per apartment in designated areas only. No boats, trailers, or similar.

9. Compliance

Guests must follow property by-laws and management directions. Non-compliance after warning may lead to eviction.

10. Inspections & Termination

Management may inspect apartments with notice or immediately if rules are broken. Guests must vacate immediately if required.

11. Liability

The property and management are not liable for guest property loss or damage.

12. Charges

Guests authorize charges to their credit card for damages, fees, or unpaid balances.

13. Unforeseen Circumstances

If unavailable (fire, storm, etc.), we’ll offer alternatives or refunds.

14. Owner Changes

If a property is withdrawn, alternatives or refunds will be offered.

15. Pricing

Prices and seasons may change.

16. No Party Policy

Strictly no parties allowed.

17. Guest Age

Booking guest must be 18 or over. Seasonal restrictions apply. The age of guests in the one bedroom family apartment is limited to 2 adults and 2 children aged 12 or under.

18. Schoolies Policy

Bookings by school or university leavers require a responsible parent and may require deposits/ID during schoolies periods.

19. Lost Property

Postage and admin fees apply for returned items.

20. Air Conditioning

All apartments have bedroom air-con; some have it in lounges.

21. Keys

Lost/unreturned keys incur a $40 replacement fee.

 

22. Good to Book

Disclaimer 

We are a member of Good To Book, a risk management database for Short Term Accommodation Providers (STAPs) (‘GtoB database’). We will use the GtoB database to search your name and the names of guests booking or staying with you at our accommodation. 

If we find an entry on the GtoB database, this indicates that there was some problem caused by you, or one of your guests, at a previous accommodation you have stayed at. Based on information on the GtoB database, we may refuse to accept your accommodation request or booking (and will refund any money you have paid) or we may impose additional restrictions on your stay (for example, an additional security bond).

We cannot check the accuracy of the GtoB database nor can we disclose to you any information on the GtoB database or the STAP who uploaded the information, as this information is confidential. The information on the database is used for evaluative purposes so accommodation providers can decide whether to enter into a contract for accommodation with you or not. Any concerns you have with the GtoB database will need to be discussed with GtoB directly. You can contact GtoB via email at admin@goodtobook.com.

We accept no liability for our use of the GtoB database, including any reliance we make on the information contained on the GtoB database, even if the information uploaded is incorrect. 

We may also upload information to the GtoB database if you cause damage or harm to us, our staff, guests or our property during your stay. Providing we are not negligent, we will not be liable to you or any other person for any consequence arising from the upload of information to the GtoB database by us.
