The Islander Holiday Resort – Booking Terms & Conditions

We want you to have a relaxing and enjoyable stay at The Islander Holiday Resort. The following terms help ensure all guests can enjoy the property safely and comfortably.

By confirming your booking and staying at the Resort, you agree to these Terms & Conditions on behalf of everyone staying in or visiting your apartment during your stay.

All guests must provide an Australian mobile phone number and a valid email address for correspondence. Guests who fail to provide this may miss out on important information about their booking/check in.

1. Payments, Deposits & Cancellations

Please refer to our Payment Terms & Cancellation/Modification Policy for information regarding deposits, final payments, cancellations, booking changes, and refunds.

For security purposes, the guest whose name appears on the booking must provide at check-in:

  • valid photo identification, and
  • the credit/debit card used to secure the booking,

The card presented must match the card used for payment.

2. Check-In & Check-Out

  • Check-in: from 2:00 pm
  • Check-out: by 10:00 am

If you expect to arrive outside office hours, please contact us 24 hours in advance so we can arrange your after-hours access.

Late check-out may be available by prior arrangement and may incur an additional fee.

Only guests included in the booking may stay overnight in the apartment.

3. Booking Changes & Cancellations

All booking changes, cancellations, and transfers are subject to our Payment Terms & Cancellation Policy.

4. Accessibility

The Islander Holiday Resort is a three-storey walk-up property and does not have lifts. Please note that even apartments described as “ground floor” may still require the use of stairs to access the apartment entrance.

If you have any mobility or accessibility requirements, please contact us before booking so we can help determine the most suitable apartment for your needs.

 

5. Looking After the Apartment

We ask guests to treat the apartment and Resort facilities with care.

Guests are responsible for any damage, breakage, or loss caused during their stay and should report any issues to management as soon as possible.

Additional cleaning charges may apply if:

  • the apartment is left excessively untidy,
  • furniture is moved and not returned,
  • or smoking occurs inside the apartment or with excess odours apparent in the apartment.

Items provided for guest use should remain within the Resort grounds and returned to the apartment, unless otherwise approved.

6. Linen & Towels

Fresh linen, bath towels, hand towels, face washers and bath mats, are provided for your comfort during your stay.

Complimentary make-up remover wipes are supplied to help protect our linen. We kindly ask that you use these wipes when removing make-up rather than our towels or face washers.

Unfortunately, make-up (particularly foundation), fake tan, hair dye and other cosmetic products can permanently stain linen. Where towels, face washers, hand towels, bath mats or other linen are heavily soiled or permanently stained and cannot be professionally cleaned, the replacement cost will be charged to the guest.

7. Enjoying the Resort

To help everyone enjoy a peaceful holiday:

  • Please keep noise to a reasonable level, especially between 10:00 pm and 7:00 am.
  • Apartments must not be used for any unlawful purpose.
  • Pool rules displayed in the pool area must be followed.
  • Children aged 12 years and under must be supervised by an adult who is always sitting in the pool area with the child/ren.

8. Pets

The Islander Holiday Resort is generally a pet-free property.

Pets are not permitted anywhere on the Resort grounds or in apartments unless prior written approval has been obtained from the Body Corporate. This includes pets belonging to guests, visitors, or day visitors.

Guests bringing an unapproved pet may be required to remove the animal immediately, and additional cleaning or damage charges may apply.

Assistance animals permitted under applicable law are exempt from this restriction.

9. Parking

One vehicle may be parked per apartment in the designated parking areas.

Parking of boats, trailers, caravans, motorhomes, or other oversized vehicles is not permitted unless specifically approved by management before arrival.

10. Resort By-Laws & Management Directions

All guests and visitors must comply with:

  • Resort by-laws,
  • safety rules,
  • and reasonable directions from management.

If a guest continues to breach these rules after being asked to stop, management may require the guest and their party to leave the property.

11. Access to Apartments

Management may enter an apartment:

  • with reasonable notice for maintenance, repairs, or inspections, or
  • immediately in the event of an emergency or serious breach of these Terms & Conditions.

12. Personal Property

Guests are responsible for their own personal belongings. The Resort and management are not liable for loss, theft, or damage to guest property.

A guest requiring lost property to be returned to them, will pay a minimum postage charge of $20. Any items that cost more than $20 in postage will be charged the applicable postage rate plus a $10 administration fee. Charges are payable prior to the items being posted.

13. Additional Charges

By making a booking, guests authorise management to charge the credit/debit card provided for:

  • unpaid accommodation balances,
  • damage or breakage,
  • additional cleaning fees,
  • missing items,
  • or other charges arising from a breach of these Terms & Conditions.

 

14. Force Majeure

We will not be liable for any delay or failure to perform our obligations where this is caused by events beyond our reasonable control, including but not limited to natural disasters, severe weather, bushfires, floods, cyclones, pandemics, government restrictions, utility failures, industrial disputes, or other unforeseen events.

If such an event prevents us from providing your booked accommodation, we may, at our discretion, offer an alternative apartment (subject to availability), reschedule your stay, provide a credit, or refund amounts paid for any accommodation that we are unable to provide. We are not liable for any indirect or consequential losses, including travel costs, ferry fares, flights, or alternative accommodation expenses. We strongly recommend that guests obtain comprehensive travel insurance.

15. Changes to Apartment Availability

On rare occasions an apartment may be withdrawn from holiday letting by its owner. If this occurs, we will attempt to offer a comparable alternative apartment or provide a refund for any amount paid.

16. Rates & Availability

Accommodation rates, seasonal periods, minimum stays, and availability may change without notice until a booking is confirmed.

17. No Party Policy

The Islander Holiday Resort is designed for quiet holiday accommodation.

Parties, events, schoolies gatherings, and excessive noise are not permitted. Breaches of this policy may result in immediate termination of the booking without refund.

18. Minimum Booking Age & Occupancy

The person making the booking must be 18 years or older and must stay in the apartment for the duration of the booking. conditions apply during certain times of the year, see condition 19

Maximum occupancy limits apply to all apartments.

Our One Bedroom Family Apartments have a maximum occupancy of 2 adults and 2 children aged 12 or under.

19. Schoolies Policy

The Islander Resort does not have the policies, procedures or resources to accommodate the unique needs of these young people during the annual schoolies period. It does not have adequate resources to engage qualified security personnel to guarantee the safety, comfort and convenience of guests during this time. For this reason we reserve the right to reject bookings from

school and/or university leavers for the entire schoolies period. All guests must be over 18 years and provide photo ID and credit card for security.

20. Air conditioners

All apartments have air conditioning in the bedrooms. Not all apartments have air conditioning in the lounge rooms.

21. Lost keys

Lost/unreturned keys incur a $40 replacement fee.

22. Bedding configurations

The 2 bedroom apartments may have a single bed or daybed in the lounge room (or other common area of the apartment). Not all single beds fit into the second bedroom. If you require all beds to be in the second bedroom, please discuss your needs with management prior to your arrival.
